Housing Roundtable · Meeting of June 9, 2026
Sudbury held its first Housing Roundtable, surfacing tension between the Housing Trust and Housing Authority over single-family preservation versus duplex conversions. Director of Planning and Development Adam Burney said the town's subsidized housing figure, currently 11.88 percent, will "slide back to about 10.6, 10.7 percent" after the 2030 census folds in new units like the roughly 101-unit Coldbrook Crossing. Housing Authority Executive Director Sheila Cusolito said the authority has converted single-family homes into duplexes because it "can't afford to purchase property at Sudbury rates and then build affordable housing," while residents cited a recent town meeting vote that spent roughly $500,000 to preserve single-family homes.
Regional Housing Service Office director Liz Russ said only 478 of the town's 775 counted units are actually deed-restricted affordable, closer to 7 percent of all units. Residents also pressed officials on drought conditions and well capacity before any further housing density. No votes were taken; a second roundtable session is set for October 6.
