Sudbury deed data shows 13 of 20 recent transfers kept property within the same family

Sudbury recorded 20 property deeds from Sept. 11 to Oct. 10, but 13 moved property between members of the same family, often into trusts, leaving seven arm's-length sales with a recorded price. Those seven ranged from $485,000 to $1,590,000, with a median of $945,000. The month's top sale was 36

The month's top sale was 36 Saddle Ridge Rd at $1,590,000, followed by 266 Landham Rd at $1,495,000 and 58 Massasoit Ave at $1,275,000. With most recorded activity reflecting intra-family transfers rather than market sales, the data shows fewer true transactions than the 20-deed count suggests, and additional prices for recent deeds may still post to the registry.
